Hi Ali,
Using RGFGRID, once you have your polygon of boundaries and the island, you have to refine each one (Edit -> Polygons -> Refine (equidistant) or Refine (linear)), select both polygons and generate the unstructured grid with Operations -> Grow Grid from polygons. I did a video to show the steps.
